After hours emergency service provided for customers with a maintenance agreement or a service contract ONLY. There may be an additional fee for emergency service.


What classifies as emergency service:

  • No heat between October 1st and May 1st with a temperature below 68 degrees.  Customers that have two zones and the other zone is working, do not fall under the criteria of being an emergency.
  • Substantial water leak related to heating and air conditioning equipment.
  • Fuel oil leak.
  • Gas leak (contact gas company and/or fire department FIRST).
  • Smells something burning (contact fire department FIRST).
  • See smoke (contact fire department FIRST).
  • No air conditioning, contract or maintenance customers only, between May 1st and September 30th and the outdoor temperature is above 88 degrees, with somebody residing in the home with a medical emergency between the hours of 6:00 am – 11:00 pm only.
  • All other issues with be determined by the staff at Eugene Adams, whether it is an emergency or not.

Heat requirements for tenants:

If your lease requires the landlord to provide heat, the landlord must give you the amount of heat required by the state codes and the local town or city ordinance.  Under the state housing codes, from October 1st to May 1st, the landlord must provide enough heat so that the temperature in the apartment is at least 68 degrees from 6 am to 11 pm. Between the hours of 11 pm and 6 am, the temperature in the apartment must be at least 65 degrees. Cite: N.J.A.C. 5:10-14 ET SEQ. and N.J.A.C. 5:28-1.12(m). Local health codes cover parts of the year not covered by housing codes.

Parts availability:

Due to the existence of at least 15 major heating and cooling manufacturers with hundreds of models each, it is impossible for us to stock every part for every unit.  Most parts can be obtained the same day during normal business hours.  Some parts may have to be ordered and it might take up to 72 hours.
